Personal History
Born in Brooklyn, New York and raised in Simi Valley, California. I've also lived in Malibu, Northridge, and Santa Monica, and for the past 25 years, Woodland Hills has been home. My career didn't follow a straight line. It followed a mission.
Service to Others
In 1978, at 20 years old, I graduated from Paramedic school at Daniel Freeman Memorial Hospital in Inglewood. Concurrently, I served as a Reserve Firefighter with the Ventura County Fire Department, both roles running simultaneously through the early 1980s. That experience shaped everything that followed. When people are in crisis, what they need most is someone who shows up prepared, stays calm, and tells the truth. That's not just a first responder's instinct, it's an organizational value.
Healthcare Administration
Before entering real estate, I worked for 13 years in healthcare operations and administration. I served as Operations Manager of the Malibu Emergency Room, then as Medical Services Manager at Oceanview Medical Group at the Pritikin Longevity Center in Santa Monica. Ultimately serving as Administrative Director of a hospital-based USC affiliate Family Practice Residency Program, a role that required capital and operations budgeting, human resource management, and maintaining institutional relationships. That foundation, accountability, fiscal discipline, and stewardship of resources that belong to the people you serve, is the direct antecedent to how Philanthro Capital Ventures is built and run.
Twenty Years of Commercial Real Estate
I entered commercial real estate in 2004. For four years I worked with landlords across the San Fernando Valley as part of a team representing over 900,000 square feet of commercial space. For the following sixteen years I shifted to tenant representation, completing several hundred leases for companies including Verizon Wireless, Crunch Fitness, Jimmy John's, Xfinity, and others, across California, Oregon, Washington, Texas, and the East Coast. Complex negotiations. Multiple stakeholders. High accountability. Different context, same discipline.
Why Philanthro Capital Ventures
Most nonprofits ask donors to trust them. Few give donors a reason to. I spent decades watching organizations, in healthcare, real estate, and the broader philanthropic sector, treat financial opacity as standard practice. Donors write checks and hope for the best. Overhead ratios get massaged. Reporting is designed to satisfy regulators, not the public. I believed there was a better model: one where every dollar in and every dollar out is publicly documented, categorized, and explained, not because the law requires it, but because the people funding the mission deserve to see exactly where their trust goes.
Philanthro Capital Ventures was built on that premise. Radical financial transparency isn't a tagline for us. It's an operating commitment. In our launch phase, every transaction is published monthly, category, description, and amount. When we move to blockchain rails post-501(c)(3) approval, that transparency becomes permanent. Every transaction is recorded on a public blockchain, confirmed automatically by the network, and cannot be edited or deleted after the fact. Not by us. Not by anyone. No edits. No redactions. The ledger is the accountability.
Disaster preparedness is our proof of concept, because when a community faces a crisis, the last thing it needs is to wonder whether the organization responding to that crisis is managing resources honestly. We intend to be the answer to that question.
Personal
I live in Woodland Hills with my partner, Estee. Our son Austin graduated from UC Santa Barbara and is building a path in the culinary arts, I enjoy watching his passion for food sustainability and global cuisines develop into something real. When I'm not working, I'm most likely on a hiking trail, a motorcycle, listening to music, or playing a guitar. Hopefully at a ski slope, it's been a while.
